Golden Visa program
Since July 2013 the Greek Golden Visa program grants a five year residency visa to everyone who invests in real estate in Greece. This program is flexible and does not require any stay period in Greece. All family members (including parents, parents of spouse and children up to the age of 21) are granted a residency permit. The initial period of the residency permit is five years and it can be renewed every five years if the property is not sold. The Golden Visa program does not offer citizenship. Greek citizenship is obtained after seven years of residency in the country.

The property value of €400.000 does not include additional taxes imposed for real estate transactions. A safe estimate for an investment in Greece with all taxes included would require around €440.000 in total. It still remains the most affordable Golden Visa program in the EU. Certain areas in Greece are subject to a higher value threshold of €800.000, while for certain real estate investments the threshold can go as low as €250.000.
